MIAMI-Construction of the north tower of Brickell on the River, a waterfront condominium community being developed in the city, is ahead of schedule and is expected to be completed by the forth quarter of 2005, according to developer Groupe Pacific.
The $125-million north tower will consist of 384 units on 42 stories. Builders were working on the eighth floor at press time.
Brickell on the River South will consist of 319 units on 46 stories. The two towers, being developed at 31 S.E. 5th St. on the Miami River, have a combined estimated project cost of $250 million.

MIAMI-Demolition has begun on two warehouses on the future site of NeoVertika, an $80-million, 36-story, 443-unit loft condominium tower planned for the city. The demolition is taking place on a 2.2-acre site at 690 S.W. 1st Court in Brickell Village, on the South Bank of the Miami River. NeoVertika is locally based developer Neo Concepts LLCs second project on the river.
Coastal Construction plans to begin construction after the demolition is complete. The project also is planned to include flats and about 20,000 sf of ground-floor retail space.
NeoVertika is more than 90% sold with prices of the two-bedroom, two-story splits starting in the low $300,000s. The units have 20-ft ceilings and floor-to-ceiling windows. Amenities include a volcanic rock sauna, an aromatherapy steam room, thermal waterfalls, a fitness center, a racquetball court, a cigar parlor, a rooftop lounge and a dog park.

The 25-story tower for Developer Alfredo Acosta's Reflections on the Miami River would replace warehouses on the 200 block of Southwest Sixth Street. Acosta said prices would start at $300,000 a unit.
Retail is planned for the ground floor, possibly a waterfront restaurant, he said.
The projects join two other condos under way next to the Second Avenue bridge: the 400-plus-unit Latitude on the Riverand 443-unit Neo Vertika.
Acosta said he plans to break ground in 2005 and has his eyes on other river properties. He said he has been in development for 25 years with projects in Colombia and Texas.

Two rising real estate stars have joined Miami developer Antonio Cabrera Jr. to create a mixed-use development with up to 2,800 condos along the Miami River
The site for the Riverfront project's six towers was once one of several proposed sites for a Marlins baseball stadium. Cabrera's concept has been on hold since 2002.
"I tried to take this on myself and it was too large a project," he said. The owner and president of Miami-based The Epoch Corp. initially planned to develop the site as "Miami River Renaissance," then "Miami River Village."
Instead, he sold half the property to Key International, led by the Ardid family, for $18 million in November 2003.
The search for appropriate partners and financing for the project has delayed its development, along with permitting and rezoning issues, Cabrera said.
Lissette Calderon and Iñigo Ardid will lead in developing Riverfront's residential condos, 225,000 square feet of condo office space, and 80,000 square feet of retail on more than a dozen acres.
Cabrera tapped Calderon's Neo Concepts to create a joint venture called Neo Epoch 1 for two residential buildings.
Cabrera plans to build the sixth and final building, a mix of 50,000 to 60,000 square feet of office space and about 465 units in a 42-story structure.
Miami architect Luis Revuelta will give the Riverfront project a consistent look.
The project requires special city development permits because it has combined residential, office and retail components. Riverfront has been recommended for approval from the Miami River Commission and Miami's Planning Advisory Board, said Lourdes Slazyk, the city's planning assistant director.
But Lissette Calderon, CEO of Neo Concepts, said demand for Riverfront's Wind by Neo was strong. Sales opened at 4:30 a.m. on Nov. 8. After 12 hours, 75 percent of its 485 units - priced from about $200,000 - were reserved.
Key International's first offering, Groundbreaking is expected in March 05, said Key International, which has developed the Miami Beach Marriott at South Beach. The company is also considering building an office building just north of the Riverfront site, Ardid said. Construction of Riverfront is estimated at $500 million, with a 10-year buildout.

4,235 housing units up for Miami commission vote By Yeleny Suarez. January 2005 The Miami City Commission is to vote today (1/27) on adding 4,235 housing units to the city's burgeoning supply. "I think none of the projects going before the commission for the major use special permits will face any impediments, but all is possible," Commissioner Joe Sanchez said. Each of the six projects would include retail space, a combined 120,440 square feet, and two would have office space totaling 225,800 square feet.

Upriver, Miami-based Shear Construction and Development plans its 180 units across a narrow, three-acre strip along Northwest South River Drive, next to the proposed Royal Atlantic development.
The 16-story project from developer Gary Shear would bring some affordable housing to the area and the units have been geared for families, some offering four bedrooms.
The site has been home to Richard Dubin's Ameritrade and Haiti Shipping terminals. Dubin said he will move his operations further up the river.
Miami River Commission Managing Director Brett Bibeau noted that boat slip space would be saved on both sites. The Shear project has proposed to have spots for up to 20 recreational boats.
Both projects will offer public riverwalks and both Acosta and Shear have indicated they may build an additional phase.

MIAMI-One Riverview Square, the first private office development Downtown in more than a decade, has been completed. The 165,000-sf, eight-story, mixed-use building consists primarily of office space with some retail space.
Panther Real Estate Partners developed the building, located at the intersection of Southeast 4th Street and South Miami Avenue. An undisclosed institutional tenant has leased a substantial portion of One Riverview Square's office space.
The building, designed by Dorsky Hodgson + Partners, has views of the Miami River, Biscayne Bay and the Atlantic Ocean. It is part of the revitalization of Miami's riverfront district and was designed to attract pedestrians, who will have access from both ends of the building to a covered arcade and a 40-ft-wide promenade that includes seating and is part of what is called the Miami River Walk.
