CYNERGI: 2700 N. Miami Ave.

New York´s SoHo-style lofts continue to inspire new Miami buildings, this time in the heart of Wynwood´s up-and-coming art district. Cynergi at 2700 N. Miami Ave. will feature 100 studio, one-bedroom and two-bedroom units with generously sized elevators, exposed ceilings and large industrial stainless steel appliances in the kitchen area. Building amenities include a private pool and state-of-the art gym while the lobby will feature an art installation designed by Miami artist Richard Boprae. Units range from 680 to 1,700 square feet and are priced from the $200,000s.

Architect Kobi Karp has designed a 10-story building to blend in with the urban scale of its surroundings. There will be 6,500 square feet of retail space at street level opening onto the sidewalk (ideal for an outdoor eatery) that will add to the neighborhood atmosphere.

Developers Ron Davidson of Trust USA and Izhak Orgad of Del Trust have appointed Majestic Properties to handle sales. The sales center is slated to open on Thursday, April 7.

Update March 2005: City commission permitting for OPUS, a 408-unit, 58-story condo project next to Interstate 395 was pushed back another month at the developer's request.
The project continued for the third time, is held up by negotiations with Florida Department of Transportation officials who fear it would disrupt highway improvements.

Opus, which has faced many hurdles, is recommended with conditions. The 58-story condo planned near the Performing Arts Center at 1237 Biscayne Blvd., next to Interstate 395, is to include two buildings, offices, 408 condo units and 17,160 square feet of retail at a $190 million cost.
   At the Jan. 27 commission meeting, Florida Department of Transportation officials said they feared Opus would disrupt future highway improvements.
   The planning department backs approval if the developer gets a letter from the Federal Aviation Administration saying the project would not affect the surrounding area.

The Miami City Commission is to vote today (1/27/05) on adding 4,235 housing units to the city's burgeoning supply. "I think none of the projects going before the commission for the major use special permits will face any impediments, but all is possible," Commissioner Joe Sanchez said.
Each of the six projects would include retail space, a combined 120,440 square feet, and two would have office space totaling 225,800 square feet.
Uptown area projects:

Ellipse, by Thirteen Biscayne Associates and Morocco Enterprises at 1776 Biscayne Blvd., will be a 24-story tower to include 267 units with 6,793 square feet of retail and 438 parking spaces.
Marquis, a 63-story tower by Pelican Hotel LLC at 1100 Biscayne Blvd., is to include 310 units, 5,765 square feet of retail and 525 parking spaces.
