MIAMI BEACH-Chicago-based Corus Bank closed on a $135-million first mortgage to South Beach Ocean Parcel II Ltd., an affiliate of Continuum Co., to finance construction of
Phase II of the Continuum at South Beach.
The 37-story condo will take its place alongside Phase I, a 40-story condo that was completed in 2002.
They occupy the last remaining oceanfront parcel on South Beach.
The developer, Continuum LLC, is chaired by Ian Bruce Eichner and is affiliated with New York City-based Eichner Properties.
Although the second tower is shorter than its predecessor, its units will be pricier.
Phase II consists of 199 for-sale apartment units, seven townhouse and seven loft-style units, and 14 poolside cabana units.
They range in size from a one-bedroom unit of approximately 1,200 sf to a 7,000-sf penthouse. Units feature 10-foot, floor-to-ceiling windows and balconies.

Meanwhile, an application from Gregg Covin requesting eight variances needed to remodel the Angler´s Hotel, construct hotel additions two and five stories high and add a swimming pool, a Jacuzzi, decks and walkways was approved. The Anglers Hotel is located at 634-642 Washington Ave.
March 8th, 2005: Historic Angler´s Hotel Undergoing $20M Revival
MIAMI BEACH, FL-The now-vacant historic Angler´s Hotel at 634 Washington Ave. is being renovated into a 55-unit boutique condo hotel and resort. J. Wallace Tutt III, the designer of the Versace Mansion here among other celebrities´ homes, returns from retirement in the Bahamas to join Miami-based Gregg Covin Real Estate Development and Michael Capponi, creator of nightclubs and nightlife events here, in the renovation and development.
Groundbreaking will take place this spring and completion is scheduled for fall 2006. Covin tells GlobeSt.com he acquired the property for $5 million and will invest $15 million to renovate two existing five-story buildings and construct two more in the same style. Together, the buildings will contain 55 fully furnished units, ranging in size from 460 sf to 1,070 sf, on landscaping that includes a pool and garden lounge.
Prices will begin at $350,000 and reach to just short of $2 million. Sales begin Spring 2005
The hotel was built in 1930 and Covin says "was virtually abandoned by the owners. It´s the last major unrenovated property in the heart of the South Beach Art Deco area," he says, "and I´ve had my heart set on buying it for several years." The owners were reluctant to sell, although the neighboring properties have been revitalized to house popular nightclubs and designer boutiques, he says.
Capponi and Tutt will open Rock House Bar & Restaurant on the property, and it will reflect the style of one Tutt operates at Rock House, a hotel he renovated and opened in Harbour Island in the Bahamas. He retired there following the murder of his long-time friend, designer Gianni Versace. Other Tutt clients include Cher and Jack Nicholson.
Covin´s firm and Capponi co-developed the Clinique La Prairie Residences at Ten Museum Park, a $75-million, 50-story mixed-use tower on 11th Street and Biscayne Boulevard.
