TRUMP STYLE IN MIAMI


TRUMPED: Construction financing totaling $135 million has been arranged for the Trump Palace by L.J. Melody & Co., a CB Ellis company headquartered in Houston. Work began in advance of the loan on the 278-unit, 55-story oceanfront highrise in Sunny Isles, said Charles J. Foshini, Melody director of the South Florida Markets. Terms were not disclosed. Dezer Properties is developing this and two other high rises with Donald Trump, all part of a three-phase 900-unit resort called the Trump Royale.

The proposed three-tower oceanfront project is expected to sit on the southern end of Sunny Isles Beach on contiguous sites from 16001 to 15811 Collins Ave. that now include a vacant parcel;
Veradero I and Veradero II, two older condominium buildings; and a Days Inn.

Dezer, Trump plan second Sunny Isles project

On Trump Towers, the Dezers have teamed up with Trump, plus Jorge Perez's Miami-based Related Group of Florida, to build three high-rises at 45-stories each on 158th and Collins Avenue in Sunny Isles Beach.

The project, in its planning stages, is to have between 830 and 930 units.

Prices are to range from $650,000 to $4 million.

Donald Trump and New York colleagues at Dezer Development are planning a second condominium project in Sunny Isles Beach.
   "Trump will definitely be involved" in the new project, said Gil Dezer, president of Dezer Development, a New York firm that owns an estimated 49 acres on Sunny Isles Beach.
   Dezer and Trump are building the $600 million Trump Grande Ocean Resort and Residences on 11 oceanfront acres in the Miami-Dade County city.
   Trump and Dezer are looking for another partner, and real estate experts say Miami's Related Group is at the top of the list. The Related Group is one of several companies Mr. Dezer is considering, he said, but no deals are signed.
   The new 1,000- to 1,200-unit project has been in the works for several years.
A formal announcement is expected in the next few weeks.

   
The proposed three-tower oceanfront project is expected to sit on the southern end of Sunny Isles Beach on contiguous sites from 16001 to 15811 Collins Ave. that now include a vacant parcel; Veradero I and Veradero II, two older condominium buildings; and a Days Inn. 

   Dezer began buying units in the Veradero buildings several years ago and reported a complete buyout of Veradero II in September 2003. Dezer swapped its 2-acre Driftwood Hotel for the Days Inn, officials said at the time.
   Related Group President Jorge Perez said in April that negotiations under way with Dezer but did not mention Mr. Trump. A venture by Related Group, another major developer on Sunny Isles Beach, and Dezer would not be new. They joined forces to develop Ocean IV, the fourth Related tower there under the Ocean name.
   Construction is under way on the first Dezer-Trump project on Collins Avenue between 180th and 182nd streets. The project is about 85% sold out, Mr. Dezer said.
   Mr. Dezer has hinted that a third, more elaborate project, could be in the works for the sites of the Gold Nugget and Thunderbird motels - properties his company owns.
   The redevelopment of Sunny Isles Beach will push the city's tax base to about $5 billion in a few years, according to city officials.

   Dezer Development and Mr. Trump's newest project at the southern end of the city will come at the loss of two older condominium buildings, Varadero I and Varadero II, and possibly the demolition of a Days Inn motel. Developers say they expect a formal project announcement in a few weeks.
   Dezer officials began buying units in the condo buildings a few years ago. But the work was slow, officials said, one closing at a time. 

   Residents in at least one condo building - Varadero III, a low-rise building next to luxury residential high-rise Acqualina, under construction at 17875 Collins Ave. - did not sell when Acqualina developers tried to buy them out, 

   "They bought their units for $20,000 in the 1980s. They own them outright. Why sell?" he said. The offers, up to $150,000 each, he said, don't cover costs to buy new construction on the beach - cost that is relatively low compared to South Beach standards.
   Since incorporating in 1997, Sunny Isles Beach officials have approved new development regulations that encourage developers to build tall, thin buildings to preserve beach access and view corridors. 

   Two oceanfront towers at the $600 million Trump Grande Ocean Resort and Residences will rise 55 stories.
The first project of the Dezer-Trump partnership is about one-third complete.
The condo-hotel tower is open.
Construction is under way on the second tower, and groundbreaking on the third tower is expected by the end of the year.

   Dezer Development and Mr. Trump's second project is expected to include a third developer - possibly the Related Group of Florida. Collaboration between Dezer, one of the largest landowners on Sunny Isles Beach, and Related Group would not be new. The two are building Ocean IV, a 286-unit condo south of Related Group's sold-out Ocean I, II and III towers.
   Fortune International Realty is another Florida developer expanding its reach to Sunny Isles Beach. Construction is under way on two projects, 248-unit Jade Beach, 17001 Collins Ave.; and M Resort Residences, 18683 Collins Ave., a 25-story, 210-unit condo-hotel.

No confusion on names please. The Trump Group, developers of Williams Island in Aventura and Acqualina in Sunny Isles Beach, are planning a condominium project that raises the bar in South Florida luxury living with residences priced from $4.3 million up to $21 million.


Sunny Isles Beach will get a touch of Mediterranean pizzazz when St Tropez goes up along the last undeveloped frontier in the resort city.
Veteran developers Joseph Milton and Yosi Gil of J. Milton and Associates are

Planning four or five towers on the south side of  Sunny Isles Boulevard/ NE 163rd St
.

They own 1,200 feet on the water and envision a  Las Olas type urban center with mixed-use retail at street level and residential above.

Architect Kobi Karp has designed towers with three-bedroom units of 2,000 square feet targeted at buyers of primary homes, priced from $480,000 to $580,000.

The developer plans to build three towers simultaneously, with ground breaking in January/February and construction expected to start in mid-summer 2005.

They also announced that they will donate land for a public park, dockage for a water taxi and   facilities for the police marine patrol´s equipment.
Altogether the plan calls for up to seven buildings, one of which will be Class A offices.


City impressing CEO's

In the February 2003 issue of South Florida CEO, the business magazine of Miami-Dade, Broward and the Palm Beaches, Sunny Isles Beach is featured in a glossy City Report impressing Chief Executive Officers reading all about the city's success story.

The feature written by Johanna Marmon provides a comprehensive overview of the renaissance that has taken place in Sunny Isles Beach since the city incorporated in 1997 as well as a look back at the historic heyday of "motel row."

Focusing on the phenomenal rise of new multi-million dollar developments, the City Report, notes, " Such is progress and Sunny Isles Beach is in the thick of it - to the tune of thousands of residential units coming online in the next several years. The city's renaissance translates into billions of dollars invested in a strip of beachfront only 2.5 miles long and three blocks wide."

'Impressive Developers'
The City Report also includes a "who's who" list of prestigious developers recognizing the potential and allure of Sunny Isles Beach. Early pioneer J. Milton & Associates developed Sands Pointe and Pinnacle. J. Milton & Associates is now involved with bringing "Sayan," an Indonesian themed condominium to 162nd Street and Collins Avenue, as well as the "King David" condominium slated for the northeast corner of 175th Terrace and Atlantic Boulevard.

Intracoastal Yacht Club, a luxurious J. Milton & Associates rental community is enhancing the city's choice of residential properties along with other rental communities in Sunny Isles Beach including OceanView Apartment Homes and Porto Bellagio.

The dynamic father/son team, Gil and Michael Dezer, are also recognized in the City Report for being among the first to redevelop old, rundown motels into new millennium oceanfront towers.

Now partnering with Donald J. Trump in Trump Grande Ocean Resort and Residences, the Dezers' success was emulated by The Related Group of Florida, developers of Ocean One, Two and Three; and yet another famous Trump family: The Trumps of Williams Island, bringing the virtually complete Acqualina to 178th Street and Collins.

The hotel component of the Dezers' joint venture with Donald Trump is being managed by Sonesta; and the boutique hotel that will complement Acqualina will be managed by award-winning Rosewood Hotels & Resorts.

Renowned Turnberry Associates has also landed on Sunny Isles Beach, already ensuring the success of Oceania Island, and now teaming up with Cabi Developers to build Turnberry Ocean Colony, coming to the south end of the city.

With prices soaring into the millions for many of the new condominiums on the east side of Collins, La Perla by Cornerstone Premier Communities, is offering "an inviting retreat to luxury" directly on the ocean from the $300's.

'Impressive Investments and Resort Choices'
In the City Report, Argentine developer Enrique Soltanik, creating the Fantasy on the Ocean condominium/hotel at 157th Street and Collins, notes, "Sunny Isles is one of the most beautiful and newest cities in South Florida. "Not only that, but the condo/hotel concept is very interesting for people who live outside the country. When they're not here, they're getting a return on their investment."

Following the success of Ocean Point Beach Resort & Spa by the city's oceanfront park and the new Homewood Suites by Hilton on the west side of the city, managed by Miami-based Cardel Hospitality Group, another premier condo/hotels on the rise is "M" - being developed by Edgardo Defortuna.

The Sunny Isles Beach Resort Association has also been working hard to help promote the city's new reputation for being a premier resort destination.

"The Resort Association has launched a forward-thinking campaign with the theme 'Reserved For You,'" explained executive director Bill Lone. "This exciting marketing initiative will have international reach and serve to highlight the new resort imagery in Sunny Isles BeachMotel row is gone and now there is an appealing range of lodging ranging from budget to ultra-luxurious."

'Impressive Progress'
Commenting on the remarkable accomplishments that have been made in Sunny Isles Beach in such a short time, Mayor David Samson is quoted in the City Report. "When I moved here from Chicago, Sunny Isles was going in one direction - down," Samson says. "I'm happy to tell you that today I'd put this city up against any!"

Tax revenues climbing as high as the gleaming "tall and skinny" towers allowing for beach access and view corridors pursuant with the city's comprehensive plan have led to exciting announcements regarding property values made by City Manager Christopher Russo. "The city went from $1.8 billion to about $2.2 billion [in assessed values] so we had a very healthy $400 million increase," he said in August of last year.
More good news is that single-family home values in Sunny Isles Beach went up 100% - the biggest increase in Miami-Dade and Broward over the past ten years.

In keeping with the transformation taking place on the east side of Collins Avenue, the city is planning comprehensive capital improvements over the next eight years - estimated to cost $28,597,456. The plan primarily targets beautification; park development; a streetscape plan; future property acquisitions; and road resurfacing. Revenues from a $3.35 property tax rate will be utilized to fund the capital projects - yet the city will still have the fourth lowest property tax rate in Miami-Dade County.

With a new active park coming soon (between 181st and 182nd Drive) featuring a little league baseball field, recreation center, multi-purpose field and playground plus a state-of-the art Government Center now under construction along with a new Tony Roma's restaurant, "impressive progress" continues as the City Commission and members of city staff remain committed to making Sunny Isles Beach "the jewel of South Florida."

'You ain't seen nothing yet!'
It's a certainty that CEO's reading the City Report featured in February's issue of South Florida CEO are impressed by the remarkable success story of progress and heightened quality of life. But this quote from Mayor Samson sums up the city's "sunny future": "You ain't seen nothing yetI envision that for 100 years to come, people will fight to live in Sunny Isles Beach!"

Sunny Isles Development Company has received final approval from the Sunny Isles Beach City Commission to build a 45-story condominium. At Thursday's City Commission meeting, the developer's request for a transfer of development rights - or TDRs - was approved. The TDRs allow for nine floors, 50 units and 126,737 square feet of floor area to be added to the project, to be named Sea, located on nearly three acres at 16901 Collins Ave.TDRs stem from undeveloped land the city
