An unusual small but very well-proportioned building is due to go up in the Design District on a site currently occupied by a single-story duplex. Called 7 Flats the project designed by Coral Gables architect Maricarmen Martinez, consists of seven single family residence "flats" stacked one on top of the other. Each live/work home is only 20 feet deep but has 900 feet of terraces equal to a huge indoor/outdoor room.

The building has very different faces according to the orientation and functions of their space. Floor to ceiling glass serves to blur the lines between inside and outside and expand the space to the exterior.

The south façade has terraces that are more than forty feet long.
The building design has a formal quality evoking a minimalist sculpture. 
The interior will have clan and muted palette with exposed concrete, movable glass partitions and hardwood floors. Developers Winton/Dingwall Partners hope to break ground by early fall and have the building ready by summer 2005.
