The Sheraton Bal Harbour, a nearly 5-decade-old beachfront resort formerly called the Americana that once ranked among South Florida's premier tourist destinations, is set to be demolished next year to make way for condominiums and a condo-hotel.
Developer Jorge Perez said he is paying ''in excess of $200 million'' to develop the property in a joint venture with Starwood Hotels and Resorts, which owns the Sheraton Bal Harbour. They plan to build a 350-unit condominium building and a 250-room ultra-luxury St. Regis condo-hotel.
The Sheraton Bal Harbour will stay open until May 2006In addition to the condo tower and condo-hotel, the new development is to include a 6,000-square-foot ballroom, a spa and two restaurants.
The 8.8-acre site has long been admired because it sits on the beach and is across from the Bal Harbour Shops.
Designed by Lapidus and built by the Tisch family in the late 1950s, the 645-room Sheraton Bal Harbour once was one of the most glamorous resorts in South Florida. First known as the Americana hotel, it was renamed the Sheraton Bal Harbour in 1980.
The hotel is not protected by a historic designation, and Related is not expecting opposition from preservationists.
But some observers expressed disappointment. ''It is a crying shame,'' said historian George. ``It was one of his greatest buildings in the area.''
Lapidus' other designs include the Eden Roc and Fontainebleau hotels in Miami Beach.
HOTEL ROOM CONCERNS
The announcement also comes amid concerns that South Florida's booming condominium market will endanger its hotel stock. The 585-room Roney Palace on Miami Beach has been converted to a condominium, and three months ago Related said it would demolish Miami's 598-room Sheraton Biscayne Bay for a residential complex.
Developers plan demolition or renovations at the Sonesta in Key Biscayne; the Yankee Trader and Clipper in Fort Lauderdale; and Miami Beach's Shore Club, Fontainebleau and Holiday Inn.
Meanwhile, hotels across South Florida are selling rooms individually as condo-hotel units, which critics say will turn off large groups needing to book years in advance. Renovation plans also create the potential for short-term inventory crunches.
"This and the Sheraton Biscayne Bay project are going to be our jewels in South Florida.''

$25 Million-Plus Condo Townhouse Project to Be Erected in Surfside
Developer Silvia Coltrane of Miami Beach-based Transacta asserted that the units "will bring upscale residential living to an area that didn´t have it unless you lived in a high-rise condominium."
2004: Ground will be broken early next year on the vacant lot at 9200 Collins Avenue for a 32-unit, low-rise condo complex named "Lanai" by developers seeking to bring a touch of Asian-style luxury to Surfside.
The 1.7-acre project, to cost "upwards of $25-million" according to the developer, breezed through a meeting of the Surfside Planning & Zoning Board Tuesday night with nary a quibble. Both Acting Town Manager Larry Boemler and board member Galen Bakken praised the "beauty" of the concept and Bakken added he is "thrilled" to see it rise on "that vacant space."
The vote in favor of approval was unanimous, 5-0.
Projected sales prices for the units range from $990,000 for a two-story town house to $1.5 million for the three-story version, Coltrane said. She said the cost of the monthly maintenance fees had yet to be determined.
Plans shown to the commission call for the entrance to each townhouse to be set off with an individual reflecting pool. Each unit will have a private courtyard adorned by bamboo and other tropical plants, a pond, and a "meditation garden," Coltrane said. A swimming pool, spa, and clubhouse with obligatory gym are among the development's amenities.
Developer Coltrane previously erected the 12-story, 76-unit "Azure" condo at Collins and 94th Streets in Surfside.
"Lanai" is one of the islands of the Hawaii group where open-sided living rooms and verandas predominate. Coltrane said none of her units would have an open veranda, but the larger townhouses will have solariums and a rooftop Jacuzzi, to convey that "tropical, Asian feeling."
The project´s architect is Luis Revuelta of Revuelta Vega, Leon of Miami.

According to the Miami-Dade County Property Appraiser's Office, the average assessed value of a home in Surfside rose from $218,561 in 2003 to $244,889 in 2004, an increase of $26,328 or about 12 percent.
Under the proposed new rate, a home assessed at $244,889, taking the standard $25,000 exemption, would pay $1,232 in taxes to the town. That doesn't include school district taxes and other items that appear on the property owner's tax bill.
Surfside residents can also expect a slight increase in the annual garbage fee, from $155 to $159.96 because of an increase across the board imposed by Miami-Dade Solid Waste Management, Rodriguez said. The town will still continue picking up trash six days a week.
