Update March 2005: City commission permitting for OPUS, a 408-unit, 58-story condo project next to Interstate 395 was pushed back another month at the developer's request.
The project continued for the third time, is held up by negotiations with Florida Department of Transportation officials who fear it would disrupt highway improvements.

Opus, which has faced many hurdles, is recommended with conditions. The 58-story condo planned near the Performing Arts Center at 1237 Biscayne Blvd., next to Interstate 395, is to include two buildings, offices, 408 condo units and 17,160 square feet of retail at a $190 million cost.
   At the Jan. 27 commission meeting, Florida Department of Transportation officials said they feared Opus would disrupt future highway improvements.
   The planning department backs approval if the developer gets a letter from the Federal Aviation Administration saying the project would not affect the surrounding area.

4,235 housing units up for Miami commission vote

The Miami City Commission is to vote today (1/27) on adding 4,235 housing units to the city's burgeoning supply. 

"I think none of the projects going before the commission for the major use special permits will face any impediments, but all is possible," Commissioner Joe Sanchez said.
Each of the six projects would include retail space, a combined 120,440 square feet, and two would have office space totaling 225,800 square feet. 

These are among 233 housing projects with 66,648 units in the city's pipeline. They are:


Opus, by Development Group, a 57-story building at 1237 Biscayne Blvd. and 324 and 444 NE 13th St., is to include 408 units with 17,160 square feet of retail and 570 parking spaces. 

Riverfront West, by Miami River, is to consist of four structures at 90 SW Third St. with 1,462 units and 38,728 square feet of retail, 203,000 square feet of office space and 1,832 parking spaces.
Riverfront East, by Neo Epoch 1 and Downtown River Village, is to include three buildings at 300, 350 and 400 S. Miami Ave. and 15, 24, 25 and 39 SW Fourth St. with 1,424 units, 41,994 square feet of retail, 52,800 square feet of office and 1,671 parking spaces. 
South Bayshore Tower, a 47-story building by South Bayshore Tower LLC, at 1300 and 1390 Brickell Bay Drive, 171 and 183 SE 14th St. and 180 SE 13th St., would have 364 units in 447,989 square feet, 10,000 square feet of retail and 501 parking spaces.
Ellipse, by Thirteen Biscayne Associates and Morocco Enterprises at 1776 Biscayne Blvd., will be a 24-story tower to include 267 units with 6,793 square feet of retail and 438 parking spaces.
Marquis, a 63-story tower by Pelican Hotel LLC at 1100 Biscayne Blvd., is to include 310 units, 5,765 square feet of retail and 525 parking spaces.

"We as commissioners listen to both sides and review facts and evidence," Mr. Sanchez said. "It is a fair avenue for those to present cases where we act as judges."

Lemon City residents and Morningside neighborhood property owners attending a Miami Zoning Board meeting Monday night told a group of developers, well-known locally for their affordable housing projects, that they need "to build to code."

In a letter this month to Assistant Planning Director Lourdes Slazyk, resident and property owner Peter Ehrlich said his organization objects to Pinnacle Housing Group´s request to waive off-street parking requirements for their proposed 5600 N.E. 4th Avenue and 368 N.E. 57th Street project, as well as their request to expand the current 10-story height limit to 13.

Ehrlich and others voiced their concerns at City Hall, Monday, hoping to block Pinnacle´s request. "It´s a little baby emerging neighborhood," Ehrlich said.  

Ehrlich opposed the density increase and parking variance, fearing that it will adversely affect a neighborhood where street parking is already scarce..............

Developers Face the Neighbors:

10/04/04 Morningside and Palm Grove residents face developers planning Class 2 developments in their respective neighborhoods.

The sites of discussion in Morningside are located at : 5101 and 5225 Biscayne Blvd., where Architect Bernard Zyscovich has two tall buildings planned.

In Palm Grove, it's the Trilogy Project at 7460 Biscayne Blvd residents are opposing because they feel its scale is out of proportion with adjacent neghborhoods.

They are basically just asking that buidlings comply with SD9 zoning, said Attorney Andrew Dickman, who is representing both neighborhoods. They recently passed zoning limits height and requires that new buildings plans provide the adequate buffering between single family homes. While the City of Miami Planning Advisory Board already approved these Class 2 developments-which only requires public notice of plans, unlike a Major Use Special Permit (MUSP), which requires a public hearing - the residents are appealing that decision.
