| Critical Neighbors Want Zoning Board to Deny Project Application
Proposed project: 5600 block of Biscayne Blvd. By Mitchell Pellecchia Staff Writer. Miami Sunpost Lemon City residents and Morningside neighborhood property owners attending a Miami Zoning Board meeting Monday night told a group of developers, well-known locally for their affordable housing projects, that they need "to build to code." In a letter this month to Assistant Planning Director Lourdes Slazyk, resident and property owner Peter Ehrlich said his organization objects to Pinnacle Housing Group´s request to waive off-street parking requirements for their proposed 5600 N.E. 4th Avenue and 368 N.E. 57th Street project, as well as their request to expand the current 10-story height limit to 13. Ehrlich and others voiced their concerns at City Hall, Monday, hoping to block Pinnacle´s request. "It´s a little baby emerging neighborhood," Ehrlich said. Ehrlich opposed the density increase and parking variance, fearing that it will adversely affect a neighborhood where street parking is already scarce.............. |
| Developers Face the Neighbors: 10/04/04 Morningside and Palm Grove residents face developers planning Class 2 developments in their respective neighborhoods. The sites of discussion in Morningside are located at : 5101 and 5225 Biscayne Blvd., where Architect Bernard Zyscovich has two tall buildings planned. In Palm Grove, it's the Trilogy Project at 7460 Biscayne Blvd residents are opposing because they feel its scale is out of proportion with adjacent neghborhoods. They are basically just asking that buidlings comply with SD9 zoning, said Attorney Andrew Dickman, who is representing both neighborhoods. They recently passed zoning limits height and requires that new buildings plans provide the adequate buffering between single family homes. While the City of Miami Planning Advisory Board already approved these Class 2 developments-which only requires public notice of plans, unlike a Major Use Special Permit (MUSP), which requires a public hearing - the residents are appealing that decision. |
